We focus on acquisitions where opportunities exist to create extensive additional value. And create opportunities for financial growth. We go into each acquisition with a detailed business plan and are deliberate in the execution of said plan.
At Sproud, we provide superior cash-flow and appreciating investment opportunities for Investors. We identify these properties and acquire them. Our strategy is re-positioning them, managing them to maximize cash flow and dispose of the property on a 5 or 10-year timeline.

According to Gary Keller, as investors, we are defined by the expectation of financial gain and the process to minimize financial risk. Investing in property is a straight and narrow path. Straight in that we move from knowledge to action and narrow in that we minimise risk.

A SIMPLE PLAN TO ACHIEVE CONSISTENT CASH FLOW
Every long-term or near-term investment decision ultimately controls the growth of a company. That’s why we focus on investments that can produce immediate cash flow so we can harness the incredible power of leverage and compounding to scale our business.
We are focused on growing our portfolio in Johannesburg, strive to become experts in the market. This leads to stronger relationships with brokers and other vendors in the local market, maximising our economy of scale.
We produce strong returns through properties where we can increase income through property upgrades and identifying supplemental income sources, while decreasing expenses by eliminating operating inefficiencies.
We provide transparency to our investors by laying out a detailed business plan prior to acquisition, followed by detailed quarterly reports and periodic updates as needed.
We target properties that generate cash flow, producing strong cash-on-cash returns throughout the investment. This allows us to achieve a higher IRR for our investors with less dependence on property appreciation.
We typically underwrite our deals with a hold length of 5-10 years. With a long-term hold projected, this allows us the flexibility to work around market cycles and not be forced to exit in the middle of a short-term market downturn.
As we underwrite potential deals, we utilize conservative estimates and assumptions, such as inflation, vacancy, and exit cap rates, in our models, which result in conservative projected returns that we are confident to achieve or exceed.
